Tremco ExoAir 230 5 Gallon Fluid-Applied Air Barrier Membrane is a high-performance, vapor-permeable air and weather barrier designed to protect exterior above-grade wall assemblies from air leakage and water intrusion while still allowing moisture vapor to escape. This fluid-applied synthetic membrane creates a seamless, monolithic barrier that helps improve building energy efficiency, reduce unwanted air infiltration, and protect wall systems from moisture-related damage. It can be roller, spray, or trowel applied for flexible installation on commercial and residential projects. ExoAir 230 is commonly used on exterior sheathing, concrete, masonry, plywood, ICF systems, and other wall substrates where long-term weather protection and NFPA 285 compliance are required.

Application Details

Surface Preparation

Surfaces must be structurally sound, clean, dry, and free from dust, frost, oil, grease, loose materials, or contaminants that could interfere with adhesion. Gaps and transitions should be properly detailed before membrane application.

Application Methods

Apply using airless spray equipment, roller, or trowel to the recommended wet film thickness. The membrane forms a fully adhered seamless barrier once cured.

Recommended Thickness

  • Exterior sheathing: Minimum 48 wet mils to achieve 25 dry mils
  • Porous substrates: Minimum 70 wet mils to achieve 35 dry mils

Coverage Rate

  • Approximately 33 sq ft per gallon on exterior sheathing
  • Approximately 23 sq ft per gallon on porous substrates

Actual coverage may vary depending on substrate texture and application thickness.

Dry & Cure Time

Typically cures within 16–24 hours under normal conditions. Protect the membrane from rain or washout until fully cured.

Storage

Store in original unopened containers between 40°F and 100°F in a dry protected area. Do not allow product to freeze before application.
